Why this design works for a guest house and holiday let
Almost every property this size has the same problem and almost no website solves it. The owner lets the flat upstairs, the flat downstairs and the garden apartment separately most of the year — and then, four or five times a year, somebody wants the whole building for a wedding or a family Christmas. Those are the most valuable bookings of the year and they are the ones that get double-sold, because the whole house and the apartments live in two different calendars, or in one calendar and one head. This design puts them in the same calendar and makes the relationship between them a fact the software knows: the whole house CONTAINS the three apartments, written down as data, so a night sold either way removes the other from sale in the same instant.
What that buys a visitor is a refusal that explains itself. Ask for the whole house on a weekend when somebody has already taken the top-floor apartment and the page does not say “no availability”. It says the Loft Apartment is let on the 26th, and the Loft is part of the house — which teaches the model in one line, and turns a dead end into an offer to take the other two apartments instead. Collapsing the four possible answers into one shrug is the most common lie on a booking page, and this design refuses to: not free, too short a stay for those dates, too many people, or a date that is not a stay at all are four different things and a guest is told which.
Then the money, which in this trade is where the trust is lost. The cleaning fee is printed beside every nightly rate on the site rather than added at the end, four worked examples show a real stay night by night with the fee and the total on the same screen, and the booking page prints the whole figure before it asks for a name. There is no resort fee, no service charge and nothing invented at checkout — and the site has a page saying so, because a guest house that says it plainly is doing something its competitors mostly do not.
The one thing a property let two ways has to get right, and the thing a spreadsheet gets wrong four or five times a year on exactly the bookings that matter most. The relationship is stored as data and checked inside the transaction that takes the booking — not looked up afterwards, and not left to whoever answers the telephone. It is tested over the wire against the live site in both directions, including the direction everybody forgets: booking one apartment must take the whole house off sale.
Ask for the whole house on a night the top-floor apartment is let and the page names the apartment and explains that it is part of the house. That sentence teaches a visitor the model in one line and offers them the other two apartments instead. Every other system this size says “not available” and loses the enquiry.
The single thing guests dislike most about this trade, answered by design rather than by an apology. Four worked examples show a real stay night by night, the fee once, and the total — and the booking page prints the same total before it asks for anything at all.
Nothing on the public site can confirm an event. The enquiry reaches a person, the date is discussed, and only a confirmation in the staff area takes the house — and therefore all three apartments — off sale. A form that pretends to hold a Saturday in June is worse than one that admits it does not.
Every room is empty and every table is laid for a party that has not arrived, which is how the trade photographs itself anyway. It also solves the wedding page, where the obvious picture would be a synthetic photograph of somebody's wedding at a house that does not exist. There is a page explaining all of it.

Nothing here is sized for this demo. The lettings and the relationships between them are rows a manager edits, and the containment table takes any shape — a whole house containing five apartments, two floors each containing two rooms, or a barn that can be let with or without the annexe. The engine asks the table rather than assuming, which is precisely why adding a unit later is an edit and not a rewrite.
Then you have the simpler case and it works exactly the same way, with an empty containment table. The value here is that adding the overlap later costs one row rather than a new booking system — which matters because letting the whole place to one party is the thing owners start doing in year two, once they have been asked for it enough times.
This demonstration takes a booking and holds the nights; it does not take card payments. Adding a payment provider is a normal piece of work and we will quote it — most owners in this trade take a deposit by bank transfer and the balance on arrival, which is what the design describes, because it costs them nothing in fees.
You could, and we would rather you did not, which is why the design shows it beside every rate. Guests do not object to a cleaning fee; they object to meeting one at the end. Every page here prints the total including it, and the pages saying so are some of the most persuasive on the site.
Yes, and that is tested rather than assumed. Six simultaneous booking requests are fired at the last free apartment over the wire against the live site, and exactly one succeeds — the other five get a refusal that explains what happened. The decision is re-made inside the transaction that writes the booking, against rows it holds locks on, rather than against whatever the browser was told a minute earlier.
