Why this design works for a hotel and b&b
Almost every small hotel website has the same two problems. The room pages are thin — a photograph, a sentence and a price — so a guest choosing between them cannot, and books the one with the best photograph rather than the one that suits them. And the booking button hands the guest, the commission and the guest list to a third-party platform.
This design fixes both. Every room type gets a real page: the bed configuration, the square footage, which floor, which way it faces, what is included and — the part that actually converts — what the room does not have. A guest who reads that the attic room is two flights up under a sloping ceiling and books it anyway does not arrive disappointed.
The booking engine is the part worth looking at closely, because a hotel asks a harder question than a restaurant or a clinic. A clinic books a slot. A hotel books a RANGE OF NIGHTS, and a room type is only available if one of them is free on every single night between arrival and departure — four nights out of five is not four fifths of a yes, it is a no. This engine checks every night, prices each night on its own so a stay that crosses a seasonal rate change is priced correctly, and when it has to refuse it says which of three things went wrong.

“No availability”, “closed to arrivals” and “minimum stay not met” are different sentences that send a guest in different directions. Collapsing them into one “sorry, nothing” is the most common lie on a hotel booking page, and this one refuses to tell it.
Three flat numbers, no percentages and no dynamic pricing: the room's rate, a fixed weekend uplift, and a seasonal adjustment. A stay that crosses a season is priced night by night and both sides are shown.
No lift, a sloping ceiling at the eaves, a front room on a bus route. Every room page carries that list, because a guest who books knowing it comes back and a guest who finds out at nine at night does not.
The booking engine runs on your own hosting. No per-booking fee, no third party owning your guest list, and no listing page competing with you for your own name.

Questions
For direct bookings, yes — it holds real per-night inventory, prices a stay night by night, takes the booking, emails the guest and gives your desk an arrivals board and a month calendar. What it does not do is list you on that platform's marketplace or sync with other channels. Most small properties run this for direct bookings alongside one platform, and stop paying commission on the guests who searched for them by name.
Room types are data, not code. Quantities, rates, minimum stays and occupancy are all screens in the admin, and adding a type is a row. The demo has six because the building it describes has six; yours has whatever yours has.
The demo uses flat adjustments — a weekend uplift and seasonal date ranges — because they can be explained at a front desk and checked by a guest. If you want per-date rates instead, that is the same table with a row per night. What we will not build is opaque dynamic pricing, because the whole argument of this design is that the guest can do the arithmetic.
A database transaction that locks the nights it is deciding about and re-checks them before committing — not a unique index, because “a room of this type is free on every night of this range” cannot be expressed as one. We tested it by firing four simultaneous bookings at the one suite in the demo: exactly one succeeded and three were told honestly that it had gone.
Yes. A manager sets quantities, rates, seasons, minimum stays and blackout dates and sees every booking and the guest list; the front desk sees today's arrivals and departures, who is in the building, and a month calendar of rooms left per type per night, and can close a room out for maintenance. The split is enforced by the code rather than by hiding links.
Yes. The header loop is generated for your property the same way the photographs are, and it sits behind a still poster so it never costs you anything in page speed — the poster is what the browser measures, and the loop starts after it.
